Funda is a Dutch organization based in Amsterdam, which presents the Dutch offer of real estate on the internet. Funda's main site is funda.nl. With around 36 million visits a month, funda.nl is the busiest visited home site in the Netherlands. On the website you can find the full Dutch house for sale offered by brokers. On fundainbusiness.nl, funda commercial real estate and fundalandelijk.nl shows agricultural real estate. Originally, the site showed only members of the association of Dutch Association of Agents (NVM), but since September 2007, the offer of other brokers has also been shown on the site.

Activities

The website started in February 2001 on the initiative of NVM and Wegener Media. In 2013, funda bought the shares of Wegener Media. As a consequence, the remaining shareholders NVM Holding B.V. and Foundation Foundation for Funda.

The company has set up separate websites for agricultural and commercial real estate, fundalandelijk.nl and fundainbusiness.nl. Foreign offices in Ireland and Poland and trips to other markets, such as designer furniture, have now been discontinued or overthrown to others.

At the end of 2008, funda has entered into a partnership with the Real EstatePRO (formerly LMV) and VBO Broker brokerage associations, so that the offer of these brokers appears on funda. However, the houses that are available with these brokers appeared in the search results below the homes of NVM realtors, which gave the NVM realtors a clear preferential treatment on the website. This has been no longer the case since funda redesign in November 2015. Now, the results are displayed based on relevance, which means that for sale, NVM real estate agents are not by definition at the top. Competition

Funda's power shifts and market leadership raised all sorts of questions; Competing complaints were made by competing companies several times with the Dutch Competition Authority (NMa) on the NVM and funda. None of the complaints have been substantiated so far. There were also tensions between funda and other real estate sites, which included the offer of funda in their own website: According to the NVM, the competing companies Searchallehuizen.nl and Miljoenhuizen.nl misused funda's home database. However, in the case of Searchallehuizen.nl, the judge ruled that this company is in a position, because only the first sentence and the pictures were taken from a reduced version. This can thus be considered a quote and does not conflict with the Copyright Act. Visitors who want to know more about a particular house are still being linked to funda. In addition, the judge considered the rise of competing housing websites desirable to break through the funda's monopoly.
